A general home inspection reports what it can see. An electrician takes the panel cover off. That difference is where the expensive surprises live, and finding them before you close is worth considerably more than finding them after.
What it adds
Three things routinely turn up that a visual walk-through does not catch. The first is the panel: condition, capacity and whether it has a future, which is exactly what a panel and breaker inspection establishes with the cover off.

How to use it
The report is written to be used rather than filed. Each item carries what it is, how urgent it is, and roughly what it costs, so it can go to a seller as a specific number rather than as a vague concern.
Most single-family homes run $180 to $320 for the inspection with a written report. Figures are example ranges and pricing depends on size and access. Set against a panel upgrade or a partial rewire, it is a small number, and the point of it is to make sure those are known before you commit rather than after.
Timing is the part people leave too late. Between an accepted offer and a closing date there is usually enough room for an inspection and a quote, and not much more, so booking early is worth more than booking cheap.
